(The Star) Premium offering in Bukit Jelutong

It is not easy to find a dream home that ticks all the boxes, and quite often, we just have to make do with the next best option.

Primo 3 at The Enclave, the development's third phase in Bukit Jelutong, Shah Alam is a rare collection of 40 freehold bungalow lots within a guarded enclave.

Primo 3 is dubbed as one of the developer’s most premium offerings where residents consist of the most prominent people, including royalty.

The Enclave, which consists of Primo 1, 2 and 3 has been said to be the safest neighbourhood in Bukit Jelutong.



Since the first homes in Primo 1 were handed to their owners in 2010, The Enclave, which includes Primo 2, has been reported to be one of the safest neighbourhoods within Bukit Jelutong with zero burglary cases, noted Leong.

“Together with Primo 1 and 2, Primo 3 is also a guarded development within The Enclave with a 2.4km perimeter fencing.

“This will be enhanced further with an electric perimeter fencing, slated to be ready by mid-July next year.

“It also has a dedicated 24/7 security patrol to further safeguard the residents and ensure their peace of mind,” he explained.

The exclusitivity of this neighbourhood, safety features, controlled traffic flow and spacious tree-lined roads further add to the serenity of the locale.

“It creates a sanctuary-like refuge for residents to retreat to after a long day at work,” Leong added.

Due to overwhelming response, there are only seven plots left that are available for purchase; prices for the land-banks start from RM1.7mil.

Primo 3 is the last phase of The Enclave; Primo 1 and 2 bungalow houses have already been sold out.

As part of its Hari Raya campaign, Sime Darby Property is offering homebuyers a 2% discount in conjunction with the festive season, and another 7% off on top of that.

A rebate of RM10,000 is valid until Aug 31, terms and conditions apply.

Bukit Jelutong is one of Sime Darby Property’s townships that began development in 1995, and is one of the most sought-after addresses in greater Kuala Lumpur.

Bukit Jelutong was also envisioned to be a township that really looks into what a community values.

“The township's development was based on those values as opposed to looking purely at profit and revenue.

With the available plot of land, you are able to create your very own dream home without being confined to a generic blueprint.



“As a result, the 890ha township is a carefully-planned, self-contained development that offers a premier lifestyle as well as a sense of belonging and contentment to its residents,” Leong said.

The township is surrounded by lush greenery and wide roads as well as small-scale commercial areas to avoid traffic congestion.

With a gross development value of RM6.5bil, the township is currently 93% completed; it is due for completion in 2025.

The total number of residents when the project is fully completed is expected to reach 32,000.

“The mixed development comes with a generous offering of greenery (167ha), and is located next to a 1,093ha forest reserve, making it the perfect ‘resort living a world away’.

“Bukit Jelutong received the ‘Best Town Planning Scheme Award’ from the Malaysian Institute of Planners in 1997.

“It was also awarded the ‘Best Neighbourhood Landscape in Selangor’ by the Selangor state government in 2001,” Leong highlighted.

Within the township's vicinity is the Kelab Golf Sukan Abdul Aziz Shah and hypermarkets such as SACC Mall, Tesco and Aeon Mall, providing much convenience for residents.

Bukit Jelutong is connected to other parts of Kuala Lumpur and Selangor through major thoroughfares including New Klang Valley Expressway, North-South Expressway Central Link and Guthrie Corridor Expressway.
